1.         DR-0221-09 – Nevada west palms 2, LLC:

DESIGN REVIEW for a comprehensive sign plan in conjunction with a Mixed Use Development project on 9.3 acres in a U-V (Urban Village - Mixed Use) Zone in the CMA and MUD-3 Overlay Districts.  Generally located on the south side of Badura Avenue, 720 feet west of Buffalo Drive within Spring Valley.  Approved with staff recommendations 4-0.

 

2.         ZC-1738-05 (ET-0077-09) WCP WARM SPRINGS HOLDINGS 1, LLC:

ZONE CHANGE FIRST EXTENSION OF TIME to complete to reclassify 10.0 acres from C-P (Office & Professional) Zone and C-1 (Local Business) Zone to U-V (Urban Village - Mixed Use) Zone.

USE PERMITS for the following: 1) increase building height; and 2) increased density for a Mixed Use Development within the MUD-3 Overlay District.  Generally located on the west side of Fort Apache Road and the north side of Hacienda Avenue within Spring Valley (description on file).  Held til next meeting.

USE PERMIT SECOND EXTENSION OF TIME to review a daycare in conjunction with an existing single family home. 

WAIVER OF DEVELOPMENT STANDARDS to permit a daycare that is not adjacent to and accessed from a collector or arterial street on 0.5 acres in an R-E (Rural Estates Residential) Zone.  Generally located 150 feet south of Oakey Boulevard and 150 feet west of Edmond Street within the Spring Valley Planning Area.  Approved with staff recommendations 4-0.

 

 

4.         UC-0223-09 – Chao, hsiwen AND waNG, Chuan:

USE PERMITS for the following: 1) place of worship; 2) reduce setback; and 3) reduce minimum lot size.

WAIVERS OF DEVELOPMENT STANDARDS for the following: 1) modified improvement standards; 2) landscaping; 3) off-site improvements (excluding paving); and 4) allow a place of worship that is not accessed from a collector or arterial street.

DESIGN REVIEW for a place of worship on 0.3 acres in an R-E (Rural Estates Residential) Zone.  Generally located on the northeast corner of Westwind Road and Doe Avenue within the Spring Valley Planning Area.  Denied 4-0.

 

5.         VS-0030-07 (ET-0078-09) – MARTTER TRUST:

VACATE AND ABANDON FIRST EXTENSION OF TIME for easements of interest to Clark County located between Rosanna Street and Montessouri Street, and between Coley Avenue and Palmyra Avenue in an R-E (Rural Estates Residential) Zone within Spring Valley (description on file). Approved with staff recommendations 4-0.

 

6.         VS-0196-09 – Backlund, olivia M. et al:

VACATE AND ABANDON a portion of a right-of-way being Scottyboy Drive located between Dewey Drive and Russell Road, being Fairland Court and Grist Mill Court located between Scottyboy Drive and Tioga Way (alignment), being Leaning Cloud Court, Crestlock Drive and Airview Court located between Edgerton Drive and Dewey Drive, being Edgerton Drive located between Crestlock Drive and Merriweather Drive, being Merriweather Drive located between Dewey Drive and Diablo Drive in an R-1 (Single Family Residential) and an R-2 (Medium Density Residential) Zone within Spring Valley (description on file).  Held til next meeting.

 

 

7.         WS-0224-09 – Warm springs AND Durango Partners, llc:

WAIVERS OF DEVELOPMENT STANDARDS for the following: 1) reduce the required separation between proposed freestanding signs; and 2) reduce the required vehicular clearance for a freestanding sign.

DESIGN REVIEW for a freestanding sign on 2.2 acres in a C-1 (Local Business) Zone within the MUD-3 Overlay District.  Generally located on the north side of Warm Springs Road, 300 feet west of Durango Drive within Spring Valley.  Denied 4-0.
