1.         VS-0373-07 (ET-0123-09) – Durango Retail partners, llc:

VACATE AND ABANDON FIRST EXTENSION OF TIME a portion of right-of-way being Durango Drive located between Russell Road and Dewey Drive (alignment) in a C-2 (General Commercial) Zone in the MUD-3 and CMA Design Overlay Districts within Spring Valley.  Approved 5-0 with staff conditions

 

2.         UC-0298-09 – rainbow russell auto, llc:

USE PERMIT for an automobile paint and body shop accessory to automobile sales in conjunction with an existing commercial building on 0.5 acres in a C-2 (General Commercial) Zone in the CMA Design Overlay District.  Generally located 280 feet west of Rainbow Boulevard and the north side of Russell Road within Spring Valley. .  Approved 5-0 with staff conditions

 

3.         UC-0304-09 – Tee pee development, llc:

USE PERMITS for the following: 1) reduce the required separation between a supper club and residential uses; and 2) reduce the required separation between outside dining/drinking and residential uses on a portion of 4.4 acres in a C-1 (Local Business) Zone in the MUD-4 Overlay District.  Generally located on the northwest corner of Tropicana Avenue and Tee Pee Lane within Spring Valley.  Held  til June 30th.

 

4.         UC-0305-09 – The crossing – a christian Church:

USE PERMIT for an expansion to an existing place of worship.

DESIGN REVIEW for an expansion to an existing place of worship on 20.3 acres in a P-F (Public Facility) Zone.  Generally located on the north side of Windmill Lane, 630 feet west of Buffalo Drive within Spring Valley.  The proposed building will replace modular structures approved prior.  Approved with staff conditions, retail to be church operated only, and modulars to be removed within two years, a two year review, and all parking lot lights to be shielded.

 

5.         WS-0331-09 – Wright, Pamela and Stephen:

WAIVERS OF DEVELOPMENT STANDARDS for the following: 1) reduced setbacks for an accessory structure; 2) reduced roof pitch; and 3) alternative roof materials for a proposed addition to an existing single family residence on 0.9 acres in an R-E (Rural Estates Residential) Zone.  Generally located on the east side of El Camino Road, 145 feet south of Palmyra Avenue within Spring Valley.  Item #1 approved 5-0   Items 2 & 3 approved 5-0 with staff conditions

DESIGN REVIEW for signage in conjunction with a developed office building on 3.8 acres in a C-2 (General Commercial) Zone in the MUD-3 and CMA Design Overlay Districts.  Generally located on the southwest corner of Diablo Drive and the 215 Beltway within Spring Valley.  Approved 5-0 with staff conditions

 

7.         UC-0246-05 (ET-0113-09) – International church of las vegas, inc:

USE PERMITS FIRST EXTENSION OF TIME to review the following: 1) a place of worship; 2) a major school; and 3) a day care facility.

WAIVERS OF DEVELOPMENT STANDARDS for the following: 1) permit a place of worship adjacent to and accessed from a local street (Katie Avenue); 2) permit a daycare facility for more than 12 children to be adjacent to and accessed from a local street (Katie Avenue); and 3) reduce parking for a major school on 1.0 acre in an R-1 (Single Family Residential) Zone.  Generally located on the north side of Katie Avenue, 350 feet east of Redwood Street within Spring Valley.  Approved 5-0 with staff conditions

 

8.         WS-1159-07 (ET-0114-09) – International church of las vegas, inc:

WAIVER OF DEVELOPMENT STANDARDS to reduce parking for a place of worship in conjunction with a major school and daycare facility on 1.0 acre in an R-1 (Single Family Residential) Zone.  Generally located on the north side of Katie Avenue, 350 feet east of Redwood Street within Spring Valley.  Approved 5-0 with staff conditions

 

9.         zc-0123-06 (ET-0120-09) – HERITAGE NEVADA, LLC:

ZONE CHANGE FIRST EXTENSION OF TIME to reclassify 20.1 acres from C-1 (Local Business) Zone and C-2 (General Commercial) Zone to U-V (Urban Village - Mixed Use) Zone in the MUD-4 Overlay District.

USE PERMITS for the following: 1) increase density; and 2) increase height in conjunction with a mixed-use development consisting of residential condominiums and associated commercial spaces.

DESIGN REVIEW for a mixed-use development consisting of residential condominiums and associated commercial spaces.  Generally located on the south side of Tropicana Avenue and the east side of Hualapai Way within Spring Valley (description on file).  Held til July 14th.
