WAIVER OF DEVELOPMENT STANDARDS FIRST EXTENSION OF TIME to complete reduced roof pitch in conjunction with an existing single family residence on 0.2 acres in an R-2 (Medium Density Residential) Zone.  Generally located on the east side of Zoroaster Street, 340 feet south of Reno Avenue within Spring Valley.  SB/mh/nd  Approved 4-0 with staff conditions.

 

2.         UC-0636-09 – BOTROS, HANY AND EBTISAM:

USE PERMIT to reduce the separation between a supper club and residential use on a portion of 0.7 acres in a C-2 (General Commercial) Zone.  Generally located on the south side of Flamingo Road, 500 feet east of Rainbow Boulevard within Spring Valley.  SB/mh/nd  Motion to deny 2-2, motion to approved 2-2.  Sent forward with no recommendation.

USE PERMIT for electronic equipment sales and service on a portion of 0.9 acres in a C-P (Office and Professional) (AE-60) Zone.  Generally located on the south side of Ponderosa Way, 150 feet east of Jones Boulevard within Spring Valley.  RR/mh/nd  Approved 4-0 with staff conditions.

 

4.         WS-0637-09 – J P DESERT PROPERTIES, LLC, ET AL:

WAIVER OF DEVELOPMENT STANDARDS to reduce the required parking in conjunction with a proposed place of worship on 1.7 acres in a C-2 (General Commercial) Zone.  Generally located on the south side of Spring Mountain Road, 500 feet west of Lindell Road within Spring Valley.  sb/pb/nd  Denied 4-0.

USE PERMIT FIRST EXTENSION OF TIME to commence a convenience store;

WAIVER OF DEVELOPMENT STANDARDS to reduce setbacks for a convenience store in conjunction with a shopping center on 0.8 acres in a C-1 (Local Business) Zone and a C-1 (Local Business) (AE-60) Zone in the CMA Design Overlay District.  Generally located on the northwest corner of Russell Road and Jones Boulevard within Spring Valley.  RR/mh/nd  Approved 2 year extension 4-0 with staff conditions

 

6.         ZC-0872-03 (WC-0299-09) – BORETA VASO 2000 TRUST:

WAIVER OF CONDITIONS of a zone change for future commercial and industrial development requiring right-of-way dedication to include 30 feet for Teco Avenue on 2.5 acres in an M-D (Designed Manufacturing) (AE-60) Zone in the CMA Design Overlay District.  Generally located on the west side of Redwood Street (alignment), 300 feet north of Sunset Road within Spring Valley.  rr/pb/nd  Approved 4-0 with staff conditions
