3.         UC-1026-08 – WASATCH AVENUE, LLC:

USE PERMIT to establish modified screening and development standards in conjunction with a single family residential subdivision.

DESIGN REVIEW for a single family residential subdivision on 18.0 acres in an R-3 (Multiple Family Residential) P-C (Planned Community Overlay District) Zone in the Rhodes Ranch Master Planned Community.  Generally located on the north side of Ford Avenue, 1,250 feet east of Grand Canyon Drive within Spring Valley.   Approved 3-0

USE PERMIT to reduce the separation between a convenience store and a residential use.

DESIGN REVIEW for a convenience store in conjunction with a previously approved shopping center on 4.0 acres in a C-1 (Local Business) Zone in the MUD-4 Overlay District.  Generally located on the northeast corner of Durango Drive and Edna Avenue within Spring Valley.  Approved 3-0

HOLDOVER VACATE AND ABANDON a portion of right-of-way being Wagon Trail Avenue located between Valadez Street (alignment) and Myers Street (alignment) in an M-D (Designed Manufacturing) Zone in the MUD-3 and CMA Design Overlay Districts within Spring Valley (description on file).  Approved 3-0

 

6.         WS-0607-08 – SANSONE 215 RAINBOW, LLC:

HOLDOVER AMENDED WAIVER OF DEVELOPMENT STANDARDS to reduce the separation requirements between 2 freestanding signs (previously notified as increase the height of a freestanding sign).

DESIGN REVIEW for a comprehensive sign package in conjunction with a proposed professional office complex and parking garage on 5.1 acres in a C-2 (General Commercial) (AE-60) Zone in the MUD-3 and CMA Design Overlay Districts.  Generally located on the north side of Raphael Rivera Way and the west side of Montessouri Street within Spring Valley.  Applicant agreed to space signs 270 ft. apart and to remove 2 monument signs on Montessori.  Approved 3-0

 

7.         WT-1027-08 – Wasatch avenue llc:

WAIVER to allow modified improvement standards on 18.0 acres in an R-3 (Multiple Family Residential) P-C (Planned Community Overlay) Zone in the Rhodes Ranch Master Planned Community.  Generally located on the north side of Ford Avenue, 1,250 feet east of Grand Canyon Drive within Spring Valley.   Approved 3-0

USE PERMIT FIRST EXTENSION OF TIME to review a massage establishment in an existing shopping center on 3.9 acres in the CMA Design Overlay District in a C-2 (General Commercial) Zone.  Generally located on the east side of Durango Drive, 200 feet north of Windmill Lane within Spring Valley.  Approved 3-0

 

9.         UC-1034-08 - SAhara hart, llc:

USE PERMIT to operate a place of worship in an existing retail building in an existing shopping center on 2.6 acres in a C-P (Office & Professional) Zone and a C-1 (Commercial Neighborhood) Zone in the MUD-3 Overlay District.  Generally located on the northeast corner of Miller Lane and Laredo Street, 190 feet south of Sahara Avenue within Spring Valley.  Approved 3-0

 

10.        UC-1042-08 – WHITESTONE, LLC:

USE PERMIT to reduced the separation for a communications tower.

DESIGN REVIEW for a communications tower on a portion of 1.6 acres in a C-2 (General Commercial) Zone in the MUD-3 Overlay District.  Generally located on the north side of Flamingo Road and the southwest side of the 215 Beltway within Spring Valley.   Withdrawn

 

11.        WS-1023-08 – LLOYD, WILLIAM:

WAIVERS OF DEVELOPMENT STANDARDS for the following:  1) reduced side yard setbacks; and 2) reduced roof pitch in conjunction with a room addition for a single family residence on 0.5 acres in an R-E (Rural Estates Residential) Zone in the Desert Inn Corridor Overlay.  Generally located on the north side of Desert Inn Road, 118 feet east of Duneville Street within Spring Valley.  The reduced side yard set back applied for was 2 feet. The Board denied this 3-0, and recommended a 5 ft. setback.  The reduced roof pitch was approved 3-0.
