1.         UC-2229-04 (ET-0065-10) – JANE KIM INVESTMENTS, LLC:

USE PERMIT SECOND EXTENSION OF TIME to review the reduction in separation requirements for a check cashing business in conjunction with an existing retail center on 0.3 acres in a C-2 (General Commercial) Zone in the MUD-3 Overlay District.  Generally located on the southwest corner of Sahara Avenue and Decatur Boulevard within Spring Valley.  LB/pb/dr   Approved with staff conditions 5-0

 

2.         UC-0125-10 – 5455 FT. APACHE, LLC:

USE PERMIT for on-premise consumption of alcohol (service bar) in conjunction with a restaurant within an existing retail center on a portion of 1.3 acres in a C-1 (Local Business) Zone in the MUD-3 Overlay District.  Generally located on the west side of Fort Apache Road, 300 feet south of Mesa Vista Avenue within Spring Valley.  SB/gc/dr  Approved with staff conditions 5-0

 

3.         UC-0126-10 – TZORTZIS 2005 TRUST:

USE PERMITS for the following: 1) allow retail sales and service designed to serve customers other than employees and customers of the business park; and 2) allow exterior wall signage for retail sales where not permitted in conjunction with an office complex on 0.9 acres in a C-P (Office & Professional) Zone.  Generally located on the west side of Jones Boulevard and the south side of Eldora Avenue within Spring Valley.  lb/pb/dr  Approved with staff conditions 5-0

 

4.         WS-0123-10 – Becker Properties, LLC:

WAIVERS OF DEVELOPMENT STANDARDS for the following:  1) allow a second freestanding sign; 2); reduce freestanding sign separation; and 3) reduce sign clearance for a proposed freestanding sign in conjunction with an existing drive-thru restaurant (Carl’s Jr.) on 0.4 acres in a C-2 (General Commercial) Zone.  Generally located on the north side of Tropicana Avenue, 258 feet west of Rainbow Boulevard within Spring Valley.  SB/bk/dr  Motion to approve with “if approved” staff conditions passed 3-2.  Kuck and Plotkin voting nay
