1.         WS-0459-13LV BADURA, LLC:

WAIVER OF DEVELOPMENT STANDARDS for an over-length cul-de-sac on Arby Avenue on 14.6 acres in a C-2 (General Commercial) (AE-60) Zone under Resolution of Intent to R-4 (Multiple Family Residential - High Density) (AE-60) Zone in the CMA Design and MUD-3 Overlay Districts.  Generally located 600 feet south of Badura Avenue and 660 feet east of Myers Street within Spring Valley.  SS/jt/ml  (For possible action)

            Approved 3-0 with staff conditions

 

2.         WS-0466-13 – ALLIED BUILDING MATERIALS, INC:

WAIVER OF DEVELOPMENT STANDARDS to reduce setbacks for existing accessory structures in conjunction with a masonry and precast concrete manufacturing facility with outside storage.

DESIGN REVIEW for existing accessory shade structures (on 8.4 acres in an M-1 (Light Manufacturing) (AE-60) (AE-65) Zone in the CMA Design Overlay District)..  Generally located on the northwest corner of Patrick Lane and Decatur Boulevard within Spring Valley.  SS/al/ml  (For possible action)

Approved 2-1 with staff if-approved conditions including assuring all structures meet code requirements.

The facility has been working for 7+ years. It appears well-maintained and not out of character with the surrounding parcels, all of which are some form of commercial/BDRP. Member Laible felt the adjacency of the structures to a wall was not acceptable. The wall is NOT on the property line.

3.         VS-0416-13 - LAS VEGAS LAND DEV. CO, LLC:

VACATE AND ABANDON easements of interest to Clark County located between Oquendo Road and Russell Road, and between Quarterhorse Lane (alignment) and Jerry Tarkanian Way in an R-2 (Medium Density Residential) Zone in the CMA Design and MUD-3 Overlay Districts within Spring Valley (description on file).  SB/dg/ed  (For possible action)

5.         NZC-0414-13 – LAS VEGAS LAND DEV. CO, LLC:

ZONE CHANGE to reclassify 5.0 acres from R-E (Rural Estates Residential) Zone to R-2 (Medium Density Residential) Zone in the MUD-3 and CMA Design Overlay Districts.

WAIVERS OF DEVELOPMENT STANDARDS for the following: 1) waive design standards by allowing modified building elevations; 2) reduced street intersection off-set; and 3) modified street improvements in accordance with Clark County’s Uniform Standard Drawings.

DESIGN REVIEW for a single family residential development.  Generally located on the northeast corner of Oquendo Road and Quarterhorse Lane (alignment) within Spring Valley (description on file).  SB/dg/ml  (For possible action)

Items 3 and 5 were heard together. This was the third time they had come before the SVTAB and no representative has ever appeared. Given the lack of participation by the applicant and corresponding lack of any information upon which to make a decisions both items were DENIED 3-0.

 

4.         VS-0362-13 – R.K.G. Trust:

VACATE AND ABANDON easements of interest to Clark County located between Dewey Drive (alignment) and Russell Road and between Torrey Pines Drive and Lion Head Way, and a portion of a right-of-way being Russell Road between Torrey Pines Drive and Lion Head Way and a portion of a right-of-way being Torrey Pines Drive between Russell Road and Diablo Drive in an R-E (Rural Estates Residential) Zone in the CMA Design Overlay District within Spring Valley (description on file).  SS/bk/ed  (For possible action)

            Approved 3-0 with staff conditions.

It amounts to a “clean-up” following previous approval of the corresponding action for this parcel.
