1.         UC-0012-14 – YU, CALVIN & CHING, ANGEL:

USE PERMITS for the following:  1) recreational facility (table tennis); and 2) minor training facility (table tennis instruction) in conjunction with an existing office/warehouse complex on 0.2 acres in an M-1 (Light Manufacturing) (AE-60) Zone in the CMA Design Overlay District.  Generally located 200 feet east of Edmond Street and 450 feet north of Patrick Lane within Spring Valley.  SS/gc/ml  (For possible action)

2.                   UC-0666-12 (ET-0005-14) – RHODES RANCH, GP:

USE PERMIT FIRST EXTENSION OF TIME to commence modified residential development standards in conjunction with a single family subdivision.

WAIVERS for the following: 1) allow modified street improvement standards; and 2) allow early final grading on an 18.1 acre portion of an overall 40.7 acre site in an R-2 (Medium Density Residential) P-C (Planned Community Overlay District) Zone in the Rhodes Ranch Master Planned Community.  Generally located 475 feet east of Hidden Mountain Way and 700 feet south of Augusta Course Avenue within Spring Valley.  SB/rk/ml  (For possible action)

3.                   TM-0008-14 - RHODES RANCH GP:

TENTATIVE MAP consisting of 316 single family residential lots and common lots on 43.3 acres in an R-2 (Medium Density Residential) Zone with portions of the site in the CMA Design and MUD-2 Overlay Districts.  Generally located on the north side of Maule Avenue, 660 feet east of Quarterhorse Lane within Spring Valley.  SB/al/ml  (For possible action)

Denied 3-2 with staff if-approved conditions  (see item 5 for details)

 

4.                   VS-0042-14 – POST ROAD LAND, LLC:

VACATE AND ABANDON a portion of right-of-way being Post Road located between Decatur Boulevard and an existing flood channel located 1,500 feet west of Decatur Boulevard within Spring Valley (description on file).  SS/pb/ml  (For possible action)

Approved 5-0 with staff conditions

 

5.                   WS-0032-14 – RHODES RANCH, GP:

WAIVERS OF DEVELOPMENT STANDARDS for the following: 1) increased wall height; 2) alternative landscaping; 3) reduced intersection off-set; 4) non-standard off-site improvements.

DESIGN REVIEW for a single family residential subdivision on 43.3 acres in an R-2 (Medium Density Residential) Zone with portions of the site in the CMA Design and MUD-2 Overlay Districts.  Generally located on the north side of Maule Avenue, 660 feet east of Quarterhorse Lane within Spring Valley.  SB/al/ml  (For possible action)

Denied 4-1 with staff if-approved conditions

The majority opposed this project (partial agreement with staff) for reasons related to: fire safety, lot size, hammerheads and wall heights. 

 

6.                   ZC-0041-14 – POST ROAD LAND, LLC:

ZONE CHANGE to reclassify 6.0 acres from R-E (Rural Estates Residential) (AE-65) Zone to M-D (Designed Manufacturing) (AE-65) Zone in the CMA Design Overlay District.

WAIVERS OF DEVELOPMENT STANDARDS for the following: 1) allow alternative landscaping; 2) allow alternative design for parking areas; and 3) allow alternative design for trash enclosures.

DESIGN REVIEWS for the following: 1) a parking lot on 6.0 acres in an M-D (AE-65) zone; and 2) a storage yard on 2.4 acres in an M-1 (AE-65) zone.  Generally located on the north side of Post Road, 880 feet west of Decatur Boulevard within Spring Valley (description on file).  ss/pb/ml  (For possible action)
