1a. ZC-0616-08
ROCKY-G LIVING TRUST, ET AL: Same
as item #15 TAB Approved zone change to CP office professional. TAB denied the Use Permits and Design Review. TAB placed a condition for public design
reviews for lighting ,drainage and traffic.
ZONE CHANGE to reclassify 8.4 acres from R-E (Rural Estates
Residential) Zone to H-1 (Limited Resort and Apartment) Zone in the MUD-3
Overlay District.
USE PERMITS for the following:
1) a shopping center; and
2) a Project of Regional Significance.
DESIGN REVIEWS for the following:
1) a hotel including accessory and incidental uses; and
2) a shopping center.
Generally located on the
northeast corner of Dean Martin Drive and Agate.
This application had 94 residents
present at the TAB. None of the
residents were in favor of the project as proposed. This is counter to the developers statement
that everyone is in favor of the project.
The residents felt the project was too intense for the area and a lower
level of commercial would be more appropriate.
There are several significant design questions about this project. The drainage pattern on Agate requires
careful design. The volume of additional
traffic to vs. the current infrastructure needs to be analyzed. Will blasting
be needed for the below grade portion of the project? The buffers around the one property that
would not agree to sell need to be increased. BCC morning consent

Denied
VACATE AND ABANDON a portion of right-of-way being Agate Avenue located between Dean Martin Drive and
Interstate 15 in an R-E (Rural Estates
Residential) Zone in the MUD-3 Overlay District within Enterprise (description
on file).
The TAB felt it was too early in the
development of the area to vacate this right-of-way. In addition, the fire department has required
104 ft of pavement on Raven. This would
be used to turn their ladder truck around.
If Agate is vacated, no access for fire equipment would be possible on
the south end of this property or the north end of the next property to the
south. BCC morning consent
