Community Overlay District) Zone in the Mountain’s Edge Master Planned
Community. Generally located on the east side of

living space to 10 feet where 15 feet is the minimum and 13 feet was previously
approved (a 23% reduction)
The TAB did not want to limit the new model addition
to the community. However, the TAB is
concerned with the increased setback reduction and the potential negative effects
on neighborhoods. This is a compact lot
community with smaller setbacks to start with.
This application further reduces those minimal setbacks. The additional 3 foot reduction in setback
could increase the canyon effect in some community areas.
The TAB is opposed to blanket waivers for a
project. Waivers should be targeted for
a specific purpose. The TAB recommended the setback reduction be limited to 20%
of the lots. This would allow the
developer to change or add models without needing a new waiver. Plus, keep the
project closer to the code and help prevent the canyon effect.
